The City of Edmonton invites residents to join and share their thoughts on the following application.

The application

An application has been made to rezone 8904 & 8920 – 99 Street Nw and 9922, 9924 & 9926 – 89 Avenue NW. If approved, the zoning for these lots would change from the (CNC) Neighbourhood Convenience Commercial Zone and (RA7) Low Rise Apartment Zone to a (DC2) Site Specific Development Control Provision. The proposal included:

  • 95.0 metres in height (approximately 31 storeys);
  • 240 dwellings;
  • 6.5 Floor Area Ratio;
  • Commercial uses at the ground level on the east portion facing 99 Street NW and 89 Avenue NW;
  • Townhouse style dwellings on the west portion facing 89 Avenue NW; and
  • Underground parking

An application has also been made to close a portion of the lane west of 99 Street NW to accommodate the proposed development. Traffic flow from the east-west lane to 90 Avenue NW will still be maintained. Vehicles will still be able to access the site from 89 Avenue NW, but this would be on a private lane and no longer on a City owned lane.

In addition, an application has been made to amend the Strathcona Area Redevelopment Plan (ARP) to change current policy that does not support development of this height at this location.

Open House Strathcona Renewal – March 6, 5:00 pm – 7:30 pm

Did you know that Strathcona Centre Neighbourhood is due to be renewed in 2019-2021? The city will be investing about $25 million in our streets and sidewalks (more info here).

This is a once-in-a-lifetime opportunity to redesign our community to better accommodate walking and biking. Students from the University of Alberta’s Urban Planning Department have created three concept plans to help us get started with our visioning process.

What: Open House – See a different vision for our neighbourhood – one that prioritizes walking, biking, and livability!

Ice Rink ready for skating again!

Now that the recent warm spell is over, we have been working on the ice rink and it’s now ready for skating! Come out on Sunday during the Winterfest, or any time after that as long as the ice conditions permit. (Note – the small rink is not available.

The annual Winterfest is this Sunday, Feb 26th, from 2-5pm at the Strathcona Centre Community Hall – 10139 87 Ave.  As usual, we’ll have sleigh rides, carnival games, skating (if ice conditions improve) and burgers/hotdogs/hot chocolate.

 

Volunteers and mac and cheese cooks still needed!

SCCL is looking into the options to Celebrate Canada’s 150th Birthday in late July or August. An event that can be full of interesting and entertaining activities to bring our community together in this special year.

If approved, the rezoning for lots 1 and 2, Block 75, plan 18 would change from (DC2) Site Specific Development Control Provision to new (DC2) Site Specific Development Control Provision to permit the development of a medium density apartment housing building. The proposal includes:

  • Height of 23.0 metres (approx. 6 storeys);
  • Floor Area Ratio of 3.0;
  • 26 Dwellings; and
  • Underground parking.

In addition, an associated application has been made to amend the Strathcona Area Redevelopment Plan (ARP) to amend current policy that doest not support development of this height at this location.

Survey of community preferences for redevelopment in Old Strathcona

The Strathcona Centre Community League (SCCL) is conducting a short (15 minutes) survey seeking your input on quality of life impacts arising from currently proposed high-rise (tall tower) development along Whyte Avenue and on 99 Street. Your input is important to help our community express a collective opinion specific to these development proposals and also to identify our preferences for alternate forms of residential development appropriate for Old Strathcona.

Your responses to these questions will be used to help shape the Old Strathcona Community’s position with Edmonton City Council with respect to planWhyte and 99th street developments, and other densification goals of the City.
