Bateman and One Properties have proposed a 31 storey condo tower on the site of Wild Earth Bakery/Café/Foods. Households within a 200 meter radius of the site received an official request for rezoning from the City of Edmonton to amend the Strathcona Area Development Plan (ARP) to allow for a 95 metre* condo tower on the site of Wild Earth Bakery/Café/Foods.

*The proposed 95 metre Bateman tower complex will be approximately 31-storeys in height based on the City of Edmonton’s standard of 3-metres per floor. However, to avoid any misunderstanding Dialog (architects for the Bateman tower) state that ‘the proposal that has been submitted to the City is for a 26-storey tower on top of a two-storey podium for an overall height of 28-storeys. Nevertheless the proposed building will be 95 metres in total height.

Adhoc Planning Sub-Committee

The Strathcona Centre Community League board approved the creation of an Adhoc Planning committee for the current new developments in Strathcona: PlanWhyte, Southpark Development and Bateman’s Wild Earth Café. This sub-committee is chaired by Mark Anielski and will report to Civics Committee Chair Grant Moore.

The Planning Committee is developing a strategy to deal with the many planning initiatives underway including planWhyte, South Park development on Whyte Ave/106 Street, and the Bateman proposal along 99 street.

Results Open House December 6th, 2016

The Planning Sub-committee met with City of Edmonton planners responsible for both development proposals for Whyte Avenue and the 99 Street corridor. We reviewed the public input received at the Wild Earth Proposal open house on December 6, 2016. The results of the short survey of  Parioplan, Bateman and One Properties showed the following results:

78 people responded to the survey

Of the 78 responses:

  • 13% were supportive of the proposed Bateman tower
  • 16% did not comment
  • 71% were opposed to the proposed 31-storey tower and development

Of the 78 responses, 56 commented on the form of the building.

Of the most common comment; 59 of the responses were about the height, including shadow, wind, not consistent with the area, and concerns about setting a height precedent.

30 (of the 78 or 38.5%) commented on traffic concerns

14 (of 78 respondents or 17.9%) were supportive of the town houses but not the tower.

This suggests that the majority (71%) of Strathcona residents who participated in the open-house on December 6, 2016 were opposed to the proposed tall tower development at the Wild Earth site.
